The construction of phase 2 of the Coach Homes in the West Indies is progressing well. The first version is under the roof and the teams have worked long hours on all stages, from the development of individual lots for the new units to the exterior and now interior construction. The first of 4 new Grand Coach Homes is expected to be delivered in the spring. New decorator models are also included in Phase 2 and will be available for viewing when the building and material installation phases are complete. Currently, the Grand Coach Home first floor Nevis model that debuted in Phase 1 is still available for escorted viewing. The Phase 2 version features the same floor plan, orientations, finishes and fittings in new design terms. Completion date has not been set, but will be delivered during Q4 2022. Prices for Grand Coach homes are from the upper $500,000.

The Nevis is a 3 bedroom unit that includes an attached 2 car garage and a large screened in porch. Measuring 9 feet by 28 feet wide, it spans the great room and offers wonderfully peaceful views of the lake or reserve for harmonious indoor and outdoor living all year round. A recent visitor commented that once the wide expanse of the Grand Coach Home’s triple sliding twin doors was opened and he walked out he was interested as that is when the location calm and unspoiled Caribbean and the natural beauty of Florida manifested for him. Sunshine and serenity are the community’s signature assets, with a side of Southern hospitality served all day at its fabulous Flamingo Club amenity center. Last week’s Seafood Boil, courtesy of West Indies’ own “Chef” Tim, was part of a growing list of homeowner events sponsored by JMD Development and the John R. Wood Properties Developer Resource Sales Team , designed to engage and celebrate how the good life can be lived in the West Indies. As the season progresses and residents become more familiar, the development transforms into a community. It’s a beautiful place in a beautiful part of the country. The West Indies offers enough style and substance to turn a unit into a home.

In addition to exceptional Lanai views of Nevis, it features a cook’s kitchen with 2 long walls of solid wood cabinetry with soft closing hinges, stainless steel appliances and a huge quartz island that offers a central view of the the whole great hall and the exterior. salon. Flanked by a pantry lined with shelves on one side and a storage room larger than a walk-in closet on the other, the Nevis lives like a full-time residence. It also includes a spacious laundry room with a utility sink and wall-to-wall upper cabinets and an even larger main closet.

The upper floor Montserrat is the largest residence in the West Indies with 2,444 square feet under air. It has a ground floor entrance from its attached 2-car garage that sets it apart with its single-family home vibe. The floor plan mirrors that of the Nevis, particularly in the great room, and also includes the Grand Coach Home cook’s kitchen in terms of dimensions and layouts. Its treetop views are uninterrupted in all directions and often enhanced by the awe-inspiring beauty of bird and wildlife sightings from Rookery Bay, the neighboring West Indies neighbor to the west. Proximity to the bay means no development can encroach on its 110,000-acre estuarine reserve – or views of the West Indies for that matter. The Montserrat offers higher ceilings enhanced by dramatic coved ceilings in the living room and master suite. The Phase 2 Montserrat decorator model uses elegant crown molding in the oversized cove ceiling of the main salon and backlit it for dramatic effect. It is now available for accompanied viewing. Phase 2 Montserrat Grand Coach homes are priced from $600,000.

The Classic West Indies Coach Residences are also in Phase 2. These are smaller 4-unit Coach Residences priced from $400,000 and take up a significant portion of the 54-acre community makeup. The new designer model currently being fitted out for his first-floor Saba unit features a revised layout of the classic Coach House kitchen that moves the phase one pantry to a side wall, opening up dramatically its great room footprint without expanding the floor plan. The Saba is a 3 bedroom floor plan and features 1,537 square feet under air. It offers direct garage access and all classic homes include individual single-car garages and screened-in porches. Although the Phase 2 Saba model is still being decorated, it can be seen when accompanied by an on-site agent.

The slightly smaller, upper-level Tobago Classic Coach Home is also a 3-bedroom floor plan of 1,509 square feet. It features taller ceilings and cove detailing in its peninsula-style kitchen, along with the aforementioned relocated pantry. Its top floor views in particular are wide open in all directions. The Tobago echoes Saba’s floor plan and is laid out in a split bedroom format, with the master suite located across from the residence from the other bedrooms.

The standard features included in the purchase price of Caribbean homes set it apart from other new construction projects and have influenced buyers when comparing offers from other developments in the Caribbean. They include solid 8-foot interior doors with distinctive Merano hardware, high ceilings, quartz countertops, Kohler fittings, stainless steel kitchen appliances, 16 SEER Carrier air conditioning systems, and exterior windows and doors that are wind resistant to Miami requirements / Dade standards in the purchase price, in addition to the long list of top West Indies specifications. Please refer to the development datasheet or website to review the value built into each unit as standard. JMD Development has adapted a popular luxury high-rise feature by adding on-site guest suites to its list of amenities available to West Indies owners for their occasional use.

The Flamingo Club des Antilles is located in the heart of the town. It offers resort-level amenities throughout its 14,000 square feet of indoor and outdoor venues. No membership is required beyond the Caribbean’s low monthly fee to enjoy its gracious community gathering spaces, fitness center, conference room, catering kitchen, and cafe and bar at Sonny’s cafe still open. The Homeowners Screening Center allowing new buyers to choose appointments for their home will be converted into a card room or exercise room when the development is complete.

The Club’s outdoor living space is centered around its large 3,500 square foot swimming pool with an inviting entrance and multiple curves and nooks for family swimming. It is surrounded by deep sun and shade decks, an oversized heated spa, a fire pit shaded by a pergola, and a community-sized Tiki hut with a long quartz serving bar and barbecue grills. Les Antilles playgrounds are graded and maintained for regulation pétanque and pickleball and include a 4-hole green. Equipment is provided courtesy of JMD Development.

Antilles is a gated community 2 miles south of Tamiami Trail East (US 41), near Collier Boulevard (SR 951).
